FAQs

Common questions.

What fire door standard is required for HMOs?

Most HMOs require FD30 fire doors (30 minutes fire resistance) with self-closers, intumescent strips and cold smoke seals. Larger HMOs, or those over three storeys, may require FD60. We advise based on your specific property and licensing requirements.

What grade of fire alarm system does an HMO need?

A Grade D, Category LD2 or LD1 interlinked mains-powered smoke and heat alarm system is required in most HMOs. We design and install to the correct standard for your property type.

Can you help with licensing documentation?

We provide a complete works schedule with all certifications — electrical installation certificate (EICR), fire alarm commissioning certificate, fire door installation records and building control sign-off. Everything your licensing authority will ask for.

Do you refurbish rooms while tenants are in residence?

We can phase the works room by room to keep the property occupied where that matters. It takes longer, but it avoids the cost of decanting tenants. We'll advise on the most practical approach for your property.

Can you handle the full project from survey to handover?

Yes. We survey the property against your council's HMO licensing requirements, quote the full scope, carry out all the works and hand over a complete certification pack.

What areas do you cover?

We carry out HMO refurbishments across London. We work regularly in Lambeth, Southwark, Hackney, Tower Hamlets, Ealing, Hammersmith, Wandsworth and Lewisham, and across North London, Barnet, St Albans, Harpenden and Hertfordshire.
